I can’t believe my Eyes
Date of Land Purchase: October 2020
Location: Steuben, Maine (45 min from Bar Harbor)
Yearly Cash Flow: $35-40K
Purchase Price: $114,000
Property Information: 2 acres ocean front, 525 sq ft Geo Dome, 124 sq ft luxurious Kitchen/Bath structure
Lesson Learned: Design the road around where you want the septic and structures to be. We ended up digging and doing the road a few times which costed us time and money
Favorite Memory: Sleeping in the tent during construction and not having any running water. I realized how much we really don’t need and were able to still be very happy.
Ocean Tribe

Location: Winthrop, MA
Sold Price: $1.85 mil
Purchase Price: $607,000
Property Information: 8BR 4BA 3617 sq ft
Lesson Learned: Be kind to yourself. It’s OK to fall In love with the property after saying you won’t.
Favorite Memory: It was early November, we just received permission from zoning to build a 4th unit. I’ll never forget that feeling.
A Twist of Art

Location: Jamaica Plain, MA
Sold Price: $2.02 million
Purchase Price: $1.4 million
Property Information: 9BR 6BA 3627 sq ft
Lesson Learned: The balance between giving a new sub-contractor a chance vs. picking someone right for the job.
Favorite Memory: Taking the crew out for a hike and dinner after we were almost ready to list the property. Most of the folks who worked on site don’t always slow down to enjoy the simple pleasures. Dinner was at my favorite steak house in Boston, Grill 23.
You always remember your first

Property Information: 4BR 2BA 1980 sq ft
Lesson Learned: When it’s basic, make it pop.
Favorite Memory: It’s either restoring the little storage shed in the backyard OR having a celebratory dinner with everyone who helped in making the project successful. Dinner was at one of my favorite Vietnamese restaurants, Pho Countryside in Quincy. Some folks who joined never had Vietnamese food before!
